BY VIRTURE of a decree heretofore granted in the case of: Williamgton Savings Fund Society, FSB, as Trustee of Stanwich Mortgage Loan Trust I against Darrel L. Tidwell; Briarcliffe Home owners Association, Inc., I, the undersigned Master for Richland County, will sell on September 5, 2023 at 12:00 o’clock noon, Courtroom 2-D, Richland County Judicial Centery 1701 Main St., Columbia, South Carolina, to the highest bidder:

All that certain piece, parcel or lot of land, together with the improvements thereon, situated, lying and being located in the County of Richland, State of South Carolina, the same being show and designated as Lot Number eight (8), Block “CC”, Blaircliffe, Phase II-C, on a plat prepared for Rebecca Pitts Roper, by Inman Land Surveying Company, Inc., dated May 24, 1999 and recorded in the Office of the Register of Deeds for Richland County in Book 310 at Page 1850, and having such shapes, course, distances, metes and bounds as shown upon said latter plat, all measureements being a little more or less, reference being craved thereto as often as necessary for a more complete and accurate description.

This being the same property conveyed to Darrel L. Tidwell by Deed of Deborah J Heins f/k/a Deborah J. Hilliard dated November 14, 2005 in Book 1121 at Page 1724 in the records for Richland County, South Carolina.

TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the other terms of the bid within twenty (20) days, then the Master may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder). A person or deficiency judgment being expressly waived by the Plaintiff, the bidding shall not remain open after the date of sale. Purchaser to pay for documentary stamps on Master’s Deed. The successful bidder will be required to pay interest on the amount of the balance of the bid from date of sale to date of complaiance with the bid at the rate of 3.375% per annum. If the Plaintiff is demanding a deficiency, the Plaintiff may waive any of its rights, including its right to a deficiency judgement, prior to sale. SAVE AND EXCEPT ANY RELEASES, DEEDS OF RELEASE, OR PRIOR CONVEYANCES OF RECORD. SUBJECT TO ASSESSMENTS, RICHLAND COUNTY TAXES, EZISTING EASEMENTS, EASEMENTS AND RESTRICITIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES.

In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgement of Foresclosure and Sale or such terms as may be set forth in a supplemental order.
